From Washington, DC, head east on Route 50 and cross the Chesapeake Bay Bridge. Follow Route 50 to Wye Mills on the Eastern Shore. At Wye Mills, take Route 50 to Route 404. Follow Route 404 to Route 113 and turn right on to Route 113 (Dupont Boulevard). Follow Route 113 to Route 589, just past Showell.     Cheap Vacation to Ocean City

    Ocean City is a great place to spend a couple weeks, or simply a weekend. I spent some time there recently with some friends just hanging out on the beach and checking out the touristy hotspots. While there are plenty of condos and beautiful hotels along the beach and overlooking the Boardwalk, my friends and I are in college and strapped for cash. So, what better way to spend the night than in a tent? I can think of none. There are tons of great spots along the ocean to camp for next to nothing (20-30$ - less in some places). During the days, we went to the Boardwalk and mingled with the crowds. My friend got a pretty cool tattoo and we all got t-shirts. The food is reminiscent of the fair. Lots of pretzels and hotdogs. But you can’t go to the Boardwalk without getting some of the fries in a bucket, with lots of salt and vinegar. For me, those fries really summarize the whole experience. In addition to the Boardwalk and Jet Ski rentals, you can just take a blanket and picnic on the sand. The water is great in the summer and it’s not impossible to body board. I would definitely recommend checking out Ocean City if you have some free time.

    Looking for a quieter spot close by?

    As a former resident of Washington D.C., I've traveled to Ocean City many times. While I've enjoyed all that this kitschy resort town offers, it can be a bit too much sometimes. For a much quieter experience, I highly suggest a 30-mile drive south to Chincoteague, Virginia. This is a town so quaint and small that cars have to stop for ducks crossing the road. The local aquarium is more like a pet store. Built on a small island in the Chincoteague Bay, it's almost impossible not to be surrounded by the water and all its various lifeforms in this town. One day, my kids and I woke up to the noise of a local angler hauling in a fish. The location's biggest asset, however, is the nearby Assateague Island National Seashore, a unique spot with wild horses made famous by the kid's book "Misty of Chincoteague." The Atlantic Ocean beach in this idyllic place is not only beautiful – but a lot less crowded than Ocean City and all the other Delmarva hot spots.

    Everyone is here

    The one great thing about Ocean City, MD is that everyone is here. There are people from the entire New York/Washington DC corridor. The boardwalk is incredibly big and there are hundreds of shops, eateries and activities for you to partake in. However, that overload of people and stuff is also it's greatest drawback. Granted it's a fairly inexpensive ready to go area for people. It is also an extremely over crowded, over commercialized beach for any peaceful beach experience. If your true calling is to sit at the shoreline and enjoy the scenery, then find another beach. Ocean City, for me, is way too crowded, has too many hotels, too much trash and too much of everything that takes away from a real beach experience. There is nothing peaceful, serene and exciting about it anymore. When I was a kid I loved the amusement park and arcade, but now not so much. The clubs aren't all that great and the bars are just as good as the ones back home. I can't get that I'm away from everything feel here. That might be because everything followed me here. Keep in mind there might be some spots on the beach that's not as crowded, but overall it's not a place to get away from everything. For families it might be great.

    Ocean City is Fun For All Ages

    As a child I vacationed for a week every summer in Ocean City, Maryland with my family. I have fond memories, so fond in fact that I stay in the same place each time I go back (every summer)! The boardwalk features shops and specialty restaurants such as "Candy Kitchen" that intice tourists of all ages. There are family fun spots and activities that fill up a vacation faster than you can say "Ripley's Believe It or Not". Children entertain themselves with the carnival, laser tag, and the haunted house, while parents are entertained by live music at the Purple Moose Saloon; all within the same five block radius. Further down Coastal Highway not quite yet partygoers dance and interact at H20, one of many under 21 dance clubs for teenagers. Even further down the highway at the most popular restaurant "by da beach", Seacrets, patrons enjoy floating rafts on the bay, live music, party games, and a drink known by almost all beach dwellers as a Pain In The You Know What. Ocean City finds a way to please all comers. This destination somehow blurs the line between family and adult, creating an atmosphere acceptable for all ages.

How is the market for Ocean City vacation rentals?

The Ocean City vacation rental market is very much like the Ocean City real estate market. It is adjusting and is down about 15% from 2007. The beginning of the 2008 summer was slow. June and the first two weeks of July were very slow for rentals here.


Where are the growth opportunities and what are the trends?

Right now is a great time to get good deals in real estate in terms of buying an Ocean City vacation home. As far as rentals, it is difficult for owners wanting to seasonally rent because rental income is down about 15%.

Ocean City is also on a major building boom—lots of supply and less demand due to the economy. There is more out there to rent and buy right now than ever before – so it is a great time for the consumer.


What do you project for the '08 - '09 year? Do you see rents increasing, staying the same, or decreasing?

The good news for folks looking to rent is that Ocean City, MD vacation rental prices really have not gone up because of all of the property supply and construction. We have recommended that owners not raise rates in 2008 and some are even lowering rates for the 2009 season. I predict that rates for the 2009 season will be down about 10-15%. But, we won't know how dropping the rates will affect vacancies until we start booking up.


Are Ocean City vacation home owners generating as much revenue as they were in years past? Are some property types (ocean front, condos, homes) performing better than others?

Ocean City MD real estate taxes have gone through the roof. Combine this with increasing electric bills, skyrocketing insurance premiums, which cause condo fees to increase, and yes, owners are taking a big hit right now. Cost of ownership on all fronts has increased while rental prices are going down.


Most popular Ocean City MD vacation rental?

It depends on the year to be honest with you. Generally speaking larger houses will book first, and this is particularly true because families are now starting to share vacation homes with family and friends to save money. And, of course, oceanfront is always popular.


Average rental prices?

The average Ocean City MD vacation rental is about $1900.00 per week, but of course, it varies depending on size, quality, and location.

Ocean City MD ocean front vacation rentals usually range from $1600.00 - $2400.00 per week depending on size. A two-bedroom condominium averages about $1800.00 per week.

Ocean City MD bayside vacation rentals usually range from $1200.00 - $1700.000 per week depending on size. A two-bedroom condominium will run around $1400.00 per week.

Neighborhood and inland usually average about the same as a bayside rental.


What is Ocean City’s main draw?

Most beautiful beaches on east coast. Clean safe, good water quality. Family oriented, beautiful golf courses, a great selection of restaurants, including my favorite—Marlin Moon Grill.

For an ocean front get-a-way, vacationers are going to pay 50-70% less from summer rates. That is a great deal! More businesses are staying open. Restaurants and boardwalks are open later and later each year.
